Insights
Commercial real estate,
in plain English
What does a commercial real estate broker do?
A commercial real estate broker represents you in leasing, buying, or selling commercial property office, retail, industrial, medical, land, or multifamily. Your broker prices the property, markets it, negotiates terms, and manages the transaction to closing. At Reserve CRE, an experienced broker leads every assignment.
How much does it cost to hire Reserve CRE?
For most clients, nothing out of pocket. Brokers are paid by commission when a deal closes and if we represent you as a tenant or buyer, our fee is typically paid by the landlord or seller. Consultations are free.
What is tenant representation?
Tenant representation means a broker works exclusively for you, the business looking for space not for the landlord. Your Reserve CRE broker identifies options, compares true occupancy costs, and negotiates rent, build-out allowances, and lease terms on your behalf.
What goes into a leasing strategy for my property?
A considered leasing strategy helps owners evaluate pricing, positioning, timing, and tenant demand. Reserve CRE prepares a written plan covering each, informed by comparable leases in your submarket.
Does Reserve CRE handle 1031 exchanges in Florida?
Yes. Reserve CRE guides 1031 tax-deferred exchanges timing the sale, identifying replacement properties within the 45-day window, and coordinating with your qualified intermediary and CPA.
Which areas of Florida does Reserve CRE serve?
Reserve CRE is based in South Florida and represents clients and properties throughout Florida. Its transaction history includes assignments in Boca Raton, West Palm Beach, Fort Lauderdale, Delray Beach, Pompano Beach, Coral Springs, Miami-Dade, Jacksonville, Tallahassee, Pensacola, Ocala, and St. Petersburg.
